Kernersville Community Profile

Preface

The Town of Kernersville is active in preparing and implementing growth management plans. In 1997 the community completed a strategic plan, Kernersville 2020. As a result of that plan the Town formally amended the Kernersville Development Plan to include Goals, Corridors Plan, Thoroughfare and Street Plan, a Transportation Capital Improvement Program and a Park & Recreation Plan. Also, the Town is in the process of revising its Land Use Plan, and creating a Pedestrian and Bikeway Plan. Read more...

 

History

The Town of Kernersville is rich with history. In 1756, Caleb Story received a land grant from the Royal Colony of Carolina. By 1760 the Cherokee Indians and new settlers of the region were at war. During that time Story sold his property to one David Morrow. The story is told, as represented in the Town’s seal, that four barrels of rum were considered for the transaction. Around 1771, William Dobson, an Irish emigrant, bought Morrow’s property together with an inn and store at the present intersection of Main and Mountain Streets, which he named Dobson’s Tavern. Interestingly enough, President George Washington had breakfast there during his Southern Tour on June 2, 1791. Read more...

The goals were drafted from the 1997-1998 strategic planning process called “Kernersville 2020”. Kernersville Location

Traditionally, Kernersville was positioned as the center of the Triad, located equally between Winston-Salem, Greensboro, and High Point. However, Kernersville’s position as a central point in the Triad is now changing. Kernersville has experienced a steady growth pattern during the past 70 years as a direct result of Kernersville and the Triads metropolitan job growth. Job growth attracts new residents. Available undeveloped land, water, sewer and road capacity has supported the growth. Read more...

 

Job Growth

Job growth is the major contributor towards the growth of residential and commercial developments. The most recent Winston-Salem, Greensboro and High Point area job growth projection has been completed by NCDOT and using the job base of 1994, it was projected that by the year 2025 the job base would grow from 276,000 to 379,000, a 37% increase. Kernersville’s central location and development potential will cause it to have a higher rate of job growth. Triad Metropolitan Growth

The Triad is the second largest economic center of the Carolinas, with large finance, distribution, and manufacturing sectors. One large regional bank, BB&T, has their headquarters in the Triad. The Triad is regarded as the furniture design and manufacturing capital of the world. Major educational institutions include Wake Forest, UNC-Greensboro, High Point University, Winston Salem State University, and NC A&T University are located in the Triad. The major medical facilities include Baptist Hospital, Forsyth Hospital, High Point Regional and Moses Cone Hospital. Read more...

Development Potential

Kernersville’s Corridors Plan, adopted in 1999 states “the Town’s development potential lies in understanding its position within the Triad market structure”. It recognized that Kernersville’s Triad sub-market advantages lie in its relationship to the Triad’s major employment nodes, while its weaknesses lie in its traditional identity as an industrial and distribution town.
